Landlord's Table

Terms of service

Last updated October 15, 2026

These terms govern your use of Landlord's Table, an online property-trading board game run by the operator of Landlord's Table (“we”). By creating an account, playing as a guest or buying tokens you accept them. You can reach us at notifications@landlords-table.com.

You must be at least 16 years old, or have the permission of a parent or guardian. Guests can play without an account; some features, such as the shop, need an account.

Keep your sign-in details to yourself and tell us if you think someone else is using your account. You are responsible for what happens under your account. One person, one account.

Play fairly. Do not cheat, use scripts or exploits, harass other players, post hateful, sexual or illegal content in chat or in nicknames, or impersonate others.

Moderators may mute, suspend or ban an account that breaks these rules, and may remove chat messages. Chat messages can be reported by other players and are reviewed by moderators.

Tokens are a virtual currency for the shop. They can be spent on boards, board views and other unlocks. They are not money: they have no cash value, cannot be exchanged for money, and cannot be transferred to another account. Tokens do not expire. They are separate from the play money used inside a game.

An unlock belongs to your account for as long as the account and the service exist. If we ever stop the service we will tell you in advance. Prices in tokens can change; the price you see when you confirm is the price you pay.

If your account is deleted, any tokens and unlocks on it are lost.

Some rooms are played for tokens (“stake games”). They are for accounts of people who are 18 or older, and you confirm this once before your first stake game. Stake games have no guests and no bots. A stake game needs a one-off unlock in the shop.

Everyone at the table pays the same buy-in in tokens when they sit down. The host also pays a fee when the game starts. A buy-in is held while the game is waiting or running and comes back in full if you leave before the start, if the host stops the game, or if the game cannot be finished. The host's fee is charged only once the game starts, so a room that never starts costs the host nothing; the fee is never part of the pot and is not returned. When a game is played to the end, the whole pot is shared in equal parts between the players still in the game; a player who left or went bankrupt gets nothing. The tokens left over from the division go to the winner with the most wealth.

To keep play fair, the tokens one account can win over 24 hours are limited (the limit is shown in the lobby rules and can change). What is above the limit is paid to the other players of that game. We may stop an account from joining stake games if we suspect that accounts are passing tokens to each other, and we may switch stake games off at any time; games already started are finished.

Winnings are tokens like any other: they have no cash value and cannot be withdrawn or sent to another account. Nothing in a stake game is paid out in money.

Tokens are bought with real money through our payment provider. Refunds are covered by the refund policy, which is part of these terms.

The game, its boards, artwork, texts and software belong to us or our licensors. You may play the game, but you may not copy, resell or reverse-engineer it. Landlord's Table is an original game and is not affiliated with any other board game or publisher.

We run the game with care but cannot promise it will always be available or error-free. We may change or remove features. Games in progress can be lost if a server restarts.

We are liable without limit for intent, gross negligence, injury to life, body or health, and wherever the law does not allow a limit. Otherwise our liability is limited to the damage that was foreseeable when you agreed to these terms. Your rights as a consumer under the law where you live are not affected.

You can delete your account at any time on your profile page. We may close an account that seriously or repeatedly breaks these terms; where this happens we will tell you why.

We may update these terms; the date at the top shows the latest version. For changes that matter to you we will tell you before they apply. The law of the country where the operator of Landlord's Table is established applies, without taking away the mandatory consumer protection of the country where you live.
